Submit a Report of Violation

Use this form to let the Board know about a possible violation of the community’s Rules & Regulations or CC&Rs. Reports must be on the record — we need your name and the date, time, and location of what you saw (Regulation 7). The Property Manager reviews and investigates each report on the Board’s behalf and looks for corroboration before any notice is issued. If a violation is confirmed, the Board follows the notice, hearing, and cure process in our governing documents (Bylaws Article XIII). Please describe only what you personally observed, and stick to the facts.

Parking A vehicle on the street more than 24 hours, a commercial vehicle, or an RV/boat/trailer/camper parked in violation. Dog Off-Leash / Pet Issue A dog off-leash or uncontrolled, uncollected pet waste, or persistent pet noise. Noise Loud or disturbing noise, or power tools/machinery outside allowed hours (weekdays 8am–6pm, weekends 9am–5pm). Property Maintenance / Landscaping Overgrown or unkempt yard, debris or trash, visible garbage cans, or a tree/hedge blocking views, signs, or a neighbor's property. Unapproved Construction or Exterior Change A building, fence, wall, solar installation, or other structure built or altered without Board (ARC) approval. Unauthorized Sign A sign posted in violation of the community's sign rules. Golf Cart A golf cart driven on the streets by a minor without a valid driver's license. Short-Term Rental A home advertised or used for short-term or visitor rental (a CC&R violation). Other Another possible violation of our Rules & Regulations or CC&Rs — please describe below.

Submitting a report does not guarantee a specific outcome; if a violation is confirmed, the Board follows the notice, hearing, and cure process in Bylaws Article XIII, serving as a neutral hearing panel.
