Submit a Report of Violation

Use this form to let the Board know about a possible violation of the community’s Rules & Regulations or CC&Rs. Reports must be on the record — we need your name and the date, time, and location of what you saw (Regulation 7). The Property Manager reviews and investigates each report on the Board’s behalf and looks for corroboration before any notice is issued. If a violation is confirmed, the Board follows the notice, hearing, and cure process in our governing documents (Bylaws Article XIII). Please describe only what you personally observed, and stick to the facts.
This form is not for emergencies. For a crime in progress or any emergency, call 911. For a security incident (theft, prowler, vandalism), use the Security Incident Report. For an urgent safety concern or dispute between neighbors, please contact the Board directly.

  • A photo, a second neighbor who also saw it, or a Ring/Flock clip helps confirm a report. The Property Manager looks for corroboration before any notice is issued; thin or uncorroborated reports are logged for awareness only.

Reports are shared with the Board and Property Manager only. The Property Manager reviews and investigates each report, and nothing escalates without corroboration. Submitting a report does not guarantee a specific outcome; if a violation is confirmed, the Board follows the notice, hearing, and cure process in Bylaws Article XIII, serving as a neutral hearing panel.
